Despite the global recession, Gascony properties in the Gers department of the Midi-Pyrenees sold well in 2009.
The year 2009 will be remembered for the economic downturn that saw the property market in France, including the Midi-Pyrenees region, with too many properties and too few buyers.
For one agent in the Gascony region however, it has actually been their best year since they opened ten years ago! Kirsty Redhead of 1st For Gascony believes that value for money and the Gascony location has helped buck the trend in her Gers area. Some of the key reasons given by Kirsty for this :
1) There are still buyers from the UK! – Despite all the gloom and doom in the press about UK buyers simply vanishing, they are still there. The important difference is that they are looking for family homes rather than holiday homes.
2) The mass retreat to the UK that was predicted by so much of the press, never really happened. There will always be flow of people moving back to the UK whatever the economic situation.
3) Vendors are now far more realistic in their price expectations after the crazy prices of 2006 and 2007. Property is selling and at the right price a house can sell in days!
4) Purchasers expectations have shifted away from the full renovation to properties with at least the potential to be immediately habitable.
5) Land has become an important factor on the checklist, with the average plot wanted being in the region of an acre (4000m2). This is not a problem in the rural Gascony region.
6) Buyers are still looking for property with a potential income stream such as gites, despite the saturated market. This means homes with outbuildings or barns are very popular.
With the market now likely to start a slow recovery, this could the time to find a good value property in the Midi-Pyrenees region of South West France. If you are trying to sell, it is important to set a reasonable price and not have your expectations set too high.
